We began by acquiring and operating small residential properties, starting with four-unit buildings and gradually moving into 8 to 20-unit assets. Over time, that progression led us to a 66-unit mixed-use property that became a defining full-cycle experience in our investment life.

Across that journey, we intentionally operated under multiple ownership horizons — short-term holds of under 18 months, medium-term holds spanning two to six years, and a long-term hold of sixteen years on the 66-unit asset. That long-term ownership delivered consistent, year-over-year cash flow that outperformed comparable market-available assets, reinforcing the value of disciplined operations and patient capital.

Today, through Ptah Acquisitions & Holdings, we apply those lived lessons at a larger scale. Our focus is on assembling a portfolio of well-located, operationally sound apartment communities in the 100- to 250-unit range — where economies of scale, professional management, and thoughtful capital structuring create durable outcomes for a small group of aligned equity partners.
